Commercial & Strata

Repaints for buildings that can’t stop trading. We scope the work, schedule around your tenants and hours, and document everything for the committee or the building manager — so the only surprise is how little disruption there was.

Scope

What this job includes.

  • Strata and body-corporate common areas
  • Retail, hospitality and office interiors
  • Out-of-hours and staged scheduling to keep you trading
  • Detailed scopes and reports for committees and managers
  • Repaint cycles and maintenance programs
Our system: Specified per surface and per building. We carry public liability to $20M and provide the certificate up front for managers and committees.
How we quote it

The same 7 lines — every time.

Whatever the surface, your quote splits the work the same honest way, so you can see exactly what you’re paying for.

The 7-line quote
  1. 1 Wash + clean. Sugar-soap removes oils and residue — without it, paint lifts.
  2. 2 Sanding + filling. Nail holes, cracks, surface roughness. Finish quality lives here.
  3. 3 Masking + drop sheets. Floors, fixtures, edges. Skip it and you pay in cleanup.
  4. 4 Primer (surface-specific). New plaster, old enamel and steel each need a different primer.
  5. 5 Number of coats. Two is standard. One means you’ll see the old colour through it.
  6. 6 Paint brand + product. Named on the quote — Dulux Wash & Wear, not “trade white”.
  7. 7 Cut-in + edges. Ceilings, skirting, architraves — visible for the next 10 years.
If a quote doesn’t show these lines, you can’t compare it — and you don’t know what’s been cut.

Licensed, covered, warranted

The paperwork behind the price.

NSW 284 551C, Public liability to $20M, and a 7-year workmanship workmanship warranty — all in writing, all on request.

Dan walks through exactly what’s covered — the licence you can verify, the cover that protects your home, and the warranty that names its own exclusions instead of hiding them.

The licence, the cover, the warranty — and how to check each one.

Questions, answered

Commercial & Strata — common questions.

Can you work outside trading hours? +
Yes. For retail, hospitality and tenanted offices we stage the work after-hours or in sections so you keep operating. We agree the schedule with the manager before we start.
Do you provide documentation for the strata committee? +
We provide an itemised scope, the insurance certificate of currency, product schedules and a completion report — the paperwork committees and building managers need to sign off.
Do you handle repaint cycles? +
We can set up a maintenance/repaint cycle so common areas are kept ahead of failure rather than repainted in a panic after it.
Who needs to approve common-property painting? +
Common property and external colour changes usually need the owners’ corporation or committee to sign off — sometimes a by-law or a colour scheme on the strata plan. We give you a clear scope and product schedule to put to the committee before anything starts, so the approval is straightforward.
Are you insured and across site safety for occupied buildings? +
Yes. We carry public liability to $20M and provide the certificate of currency up front, and we work to a safe-work method for the site — signage, barricading wet areas, and keeping access clear while tenants and the public are about.
How do you keep disruption and fumes down while we trade? +
We stage the work in sections and out of hours, use low-odour products in occupied spaces where we can, and clean down each area before it’s handed back. The schedule is agreed with the manager so you know what’s being touched and when.
